Pet Policy

Unfortunately, residents are not allowed to have pets in Gables Court. For your convenience Pets are allowed in Ludlam Point. The following policy, rules, and procedures are currently in effect.

Resident(s) acknowledge that allowing pets on the premises is a privilege, not a right. No pets shall be kept for any period of time on the Premises unless specifically consented in writing by Lessor. Lessor's consent may be withheld at Landlord's sole discretion. If the Lessee is authorized by the Lessor to maintain an animal within the Premises then the Lessee will abide by those rules concerning pets, which the Lessor may, from time to time, promulgate.

"Pet" as herein referred to include, but is not limited to, aquarium fish, dogs, cats, reptiles or birds. No other type or larger pet is permitted. If Landlord consents in writing to Lessee's pet, Lessee shall pay a $450.00 nonrefundable Pet Fee for each pet. Lessee with visiting pets must register their "Visiting" Pet (s) immediately with the Lessor and will be charged a "Visiting" Pet Fee of $7.00 per day. Any animal seen in the apartment that is not registered with the Lessor will result in a violation fee of $100.00 in addition to the Pet Fee, all of which shall be considered Additional Rent.

In the event of a violation of any of the terms and conditions, Ludlam Point shall have the right to immediately cancel the pet agreement and require the Resident to immediately remove the pet from the premises. Cancellation of the agreement will not imply a waiver of the tenant's responsibility for any damages. Violation of such rules and regulations may carry a fine of $25 per occurrence.

  1. Only pet(s) listed and described in the pet agreement will be reviewed for approval. Additional or other pets must be approved by the management in advance.
  2. Pet(s) shall not cause danger, damage, nuisance, noise, health hazard, or soil the apartment, premises, grounds, common areas, walks, parking areas, landscaping or gardens. Residents accept full responsibility and liability for any and all damage, injury, or actions arising from or caused by their pet(s).
  3. Residents acknowledge that Pet Fees are a convenience fee only and are applied to support the maintenance of the common grounds and the management of pet(s). The Pet Fee is non-refundable and is not a "deposit". Pet Fees are not applied towards damages caused by the pet(s) and residents acknowledge that they are responsible for damages at the time of move out caused by their pet(s).
  4. Residents agree to register pet(s) and to immunize in accordance with local laws and requirements.
  5. Residents acknowledge that animals found roaming the property without a collar or other identifying items are subject to removal and release owner, management, agents, and staff from any and all liability resulting from the removal of said pet.
  6. Residents acknowledge that stray cats and other wild animals are a nuisance, carry disease, may be rabid, breed quickly, and spread fleas and ticks. Residents agree not to house, maintain, or feed these animals. Residents found to maintain these animals will be subject to the terms of this agreement, may be charged a pet fee, violation fee, or both, and may risk the animal from being removed without their knowledge or consent.
  7. Residents must warrant that pet(s) is/are housebroken. Residents must warrant that the pet(s) has/have no history of causing physical harm to persons or property, such as biting, scratching, chewing, etc., and further warrants that the pet(s) has/have no vicious history or tendencies.
  8. Dogs and Cats must be controlled at all times and kept on a short leash while in common areas.
  9. Pets are not allowed in the fitness center, leasing office, pool, or on the pool deck UNDER NO CIRCUMSTANCES.
  10. Residents shall insure that Aquariums do not leak and will be cleaned regularly to prevent foul water and/or odors.
  11. The property has a designated pet area located along the North Wall adjacent to SW 44th Street. Although this is a designated area for your dog and/or cat, residents must clean-up after their pets.
  12. Pet waste is a nuisance to pet owners, non-pet owners, guests, staff, and maintenance workers. Please be courteous to your neighbors; Residents must focus their activities to designated areas only and must clean-up after their pet.
  13. Dogs and cats are welcome to enjoy our community Pet Park located at the far Northeast corner of the property. Pets are allowed to roam freely in this area but owners must remain in control of their pet(s), remain liable for injury to others or damages to property, and must clean-up after their pet.
  14. Residents must consent to the release of pet registration information to the public as requested in writing to management. Residents must releases owner, owner's agents, management, staff, and subcontractors of any and all liability that may arise in relation to their pet.
